- Client came to my office in a PANIC in trying to resolve a year long dispute with their lender which was DAYS away from NOS (Notice of Sale - Foreclosure) on the court house steps in Downtown San Diego of their beloved home. Was able to reach the lender's Loss Mitigator and advocate & negotiate a permanent loan modification by reworking the paperwork, establishing detailed facts of the case acceptable to the Lender.
- Sold a home in Mission Bay, releasing the client from their mortgage liability, negotiating a short sale with their lender.
- I was able to make a client dream of purchasing an apartment building (in cash) a reality. I refinanced several of his properties, sold another one and established a 1031 tax deferred exchange both for the buyer and the seller. After close of escrow, the new owner applied and qualified for a special property tax exclusion from the County Tax Assesors office and will save approximately $10,000 a year from his property tax bill. He was so grateful for my services, he referred me to his brother whose house I sold as well.
